The Overlook Inn Policies

These are the rules and regulations of our business – please review carefully.

Early or late check-ins are not available. Arrival after 8:00pm will incur a minimum $50.00 late check-in fee.

Reservation Policies

Credit Cards: All reservations must be guaranteed with a valid credit card (Visa, MC, AmEx and Discover accepted). Guest authorizes The Overlook Inn to charge credit card given via phone or online reservation the rental amount agreed upon including add-on packages and services, state and local taxes. No reservations will be held on declined credit cards.

Deposits: Guest acknowledges and understands that a $250 deposit will be charged, to guarantee Inn reservation, at time of booking.

Ages: Guest making reservation must be at least 21 years old, and you must be 12 years or older to stay at the Inn (exceptions may be made for entire Inn rentals).

Specials: Only one special, discount or coupon can be used per reservation. Specials, discounts and coupons cannot be used when booking through a third party booking site or travel agent.

Damages: Guest should contact Innkeeper upon arrival if any damages or defects are noticed. Guest authorizes The Overlook Inn to charge their credit card for any damages, repairs, or extra cleaning sustained during their stay.

Property Rules

Lost Keys: Guests will be charged a minimum of $100 fee for any unreturned keys to cover re-keying locks and distributing new keys to office, owners, maintenance and housekeeping personnel.

Pets: No pets are permitted at The Overlook Inn.

Smoking: We do not permit smoking in any Inn room. However, guests may smoke on available porches as long as any cigarette butts are snubbed out and tossed in the trash. Guest acknowledges that The Overlook Inn may charge a minimum of $250 for odor elimination if cigarette smoke is evident in any room.

Alcohol: We want our guests to be relaxed, and sometimes partaking in wine, beer or your “spirit of choice” is a part of the experience. Any person partaking of alcohol at the Inn must be 21 years of age in the state of Georgia is responsible for their own actions. Guest may bring their own alcohol as long as they follow the rules of the county of Murray and state of Georgia.

Candles: These are a great part of the romantic experience, however; candle wax found on furnishings, floors, mantles, etc. upon departure will result in guest being charged a minimum of $100 for extra cleaning.

Fire Pit: Use of fire pit is weather permitting. Firewood is provided for our outside fire pit, for our guests. Because our property is surrounded by the National Forest and Wildlife Management Area, outside fires are prohibited unless in authorized fire pit. Do not leave fire pit unattended or smoldering.

Hot Tubs

Please do not add any oils, lotions, or other unapproved materials to Jacuzzis or hot tubs or guest will be subject to a minimum of $100 for extra cleaning.

When using the hot tub, basic safety precautions should always be observed including the following: do not adjust the temperature, do not use alone, and be aware of alcohol, drug, pregnancy, and medical precautions. Secure long hair and use caution while entering and exiting the hot tub.

Use by children is strictly prohibited.

The owners of The Overlook Inn accept no responsibility for the use of hot tubs by any guest(s).

Emergencies & Inconveniences

Emergencies: The Overlook Inn provides an emergency number for any life-threatening maintenance issue that arises. Guest should call 911 for any personal emergency.

Maintenance: Guests should notify the Innkeeper, during business hours, of any non-life threatening maintenance problems and we will try to the best of our ability to resolve the problem quickly and with minimal inconvenience to guests.

Wild Critters: Our accommodations are located in the mountains so guests may encounter deer, bear, raccoon, mice, insects, bees, wasps, snakes, ticks, ants, etc. Doors to rooms should not be left open and food should be stored in plastic containers and not be left out uncovered.

Inconveniences: No refunds, rebates, or compensation will be given if something in your room is not working to your satisfaction, for critters, acts of God, inclement weather, road maintenance, power shortages, or water shortages – trip insurance is advisable.

Cancellation Policies

All cancellation, rescheduling and change requests must be in writing (email or by post office) and received by The Overlook Inn 7 days in advance of check-in date to receive refund minus $50 cancellation fee.

No refunds or rebates will be made for reservations canceled, rescheduled or changed less than 7 days prior to check-in.

When reserving the entire Inn no refunds or rebates will be made for reservations canceled, rescheduled or changed less than 14 days prior to check-in.

The Overlook Inn takes your room(s) off the market once you book it and does not double book reservations therefore we are not responsible for guests unable to arrive or guests having to depart early for any reason.

No refunds will be made for “no shows”, any guest not showing for their reservation for any reason. Please check your confirmation email to verify all information. Call the inn with any discrepancies.

No refunds or rebates will be made so Trip Insurance is advisable.
